Our booking policies are designed to create clarity, fairness, and a relaxed experience for both guests and hosts. We appreciate your understanding as we prepare each stay with care and intention.
Reservations & Payment
How do I book a stay or experience?
Cabins and guest experiences must be booked in advance through our website or by direct inquiry. Availability is limited to ensure a peaceful atmosphere.
Is payment required at the time of booking?
Yes. Your first night's stay is required at the time of booking to confirm your reservation unless otherwise stated.
Are cabin stays and experiences booked separately?
Yes. Guest experiences are booked as add-ons to a cabin stay unless explicitly noted.
Cancellations & Changes
What is your cancellation policy?
Cancellations made 14 days or more prior to arrival will receive a refund minus a $50 cancellation fee.
Cancellations made within 14 days of arrival are non-refundable.
Can I change my dates?
Date changes may be accommodated based on availability and must be requested at least 14 days prior to arrival. Changes are not guaranteed.
What happens if I need to cancel due to weather or unforeseen events?
Experiences are weather dependent. If conditions are unsafe, we may adjust or reschedule activities. Refunds are not guaranteed, but we will always prioritize safety and comfort.
Guest Experiences
Are experiences guaranteed once booked?
Experiences are subject to availability, weather conditions, and operational considerations. In rare cases, experiences may be modified or substituted to ensure safety and quality.
What if I’m unsure whether an experience is right for me?
We encourage guests to review experience descriptions carefully or contact us before booking. Our experiences are designed to be restorative, not demanding.

Check-in: 4:00 PM
Check-out: 11:00 AM
Early check-in or late check-out requests cannot be guaranteed and depend on availability.
Property Use & Shared Spaces
Shared Amenities
The outdoor hot tub and communal firepit are shared among all guests. We ask that guests use these spaces respectfully and be mindful of others.
Quiet Environment
Rocking R is a peaceful retreat setting. Quiet hours are observed to support rest and restoration for all guests.
Guest Responsibility
What is expected of guests during their stay?
Guests are expected to treat the property, animals, and fellow guests with care and respect. Unsafe or disruptive behavior may result in early departure without refund.
Are children or pets allowed?
Age suitability varies by experience. Please review individual experience details. Pet policies, if applicable, will be outlined at booking.
Liability & Participation
Do I need to sign a waiver?
Yes. Guests participating in ranch activities or experiences may be required to sign a liability waiver prior to participation.
